Ruhter Auction & Realty Inc. will offer 3 prime Adams County real estate tracts for the Marie Finnigsmier Trust. If you are in the market for an excellent acreage with home and out buildings, pivot irrigated farm land or gravity irrigated land, please give this auction you attention.

Method of Sale: Tracts #1 & #2 will be offered separately and in combination and sold in the manner best suiting the seller. Tract #3 will be offered separately only. If tracts 1 & 2 sell separately the sale will be contingent upon approval by the Adams County Area Planning and Zoning Authority. The survey and plat will be provided by the seller.

A Property Information Packet (PIP) is available from the auction company that lists more details about the tracts. Information such as home description, FSA information, Tax Information, Soils Maps, Topo Maps, Aerial Maps etc. Contact either of our offices by phone, email or by mail to receive your packet.

TRACT #1
(Located
½ mile west of Kenesaw on 42nd Street)

The Southeast Quarter of Section Twenty Eight (28), Township Eight (8) North, Range Twelve (12) West of the 6th P.M., Adams County, Nebraska except approximately 2.5 acres in the southeast corner of the Southeast Quarter (Tract #2)

This is a formerly gravity irrigated now pivot irrigated farm. It is served by a 7 tower Reinke pivot system. The irrigation well includes an 8” well and gear head. Well data is included in the PIP.

(Located ½ mile west of Kenesaw on 42nd Street)

TRACT #3
(Located 1 mile north & 1½ miles west of Kenesaw on Lochland Rd.)

The West Half of the Southwest Quarter of Section Twenty One (21), Township Eight (8) North, Range Twelve (12) West of the 6th P.M., Adams County, Nebraska, (80 Acres more or less)

This is a very high quality gravity irrigated farm with an 8” well. The rows are ½ mile long from north to south. There is a reuse pit at the south end of the farm for re-circulation of irrigation water.

There is a 32 X 28 metal sides machinery storage building with a 16 X 32 lean-to. There is also a 40 X 14 open front livestock building. (The bins on tract #3 are property of the tenant and will be removed.

Terms:  A payment equal to 20% of the purchase price will be due the day of the auction. The balance will be due by cash, certified funds or a direct wire transfer to the Real Estate Trust Account of Ruhter Auction & Realty Inc. Closing will be on or before February 1, 2010. At closing the seller will present a title insurance binder indicating marketable title vested in the name of the seller. Cost of title insurance will be paid equally by the buyer and seller. Full possession will pass to the buyer at closing. All improvements and equipment included with these tracts sell in as is condition. This sale is not contingent upon the ability of the purchaser to secure financing. Please make all inspections and pre-qualification arrangements prior to the sale date.
