Legal Description:  The South 1/2 of Section 23, Township 11, Range 35, Logan County Kansas.  Containing 296.93+/- Acres.

Land Location:  Junction of Hwy 40/25 just to the South of Hwy 40 and to the East of Hwy 25, between Winona and Page City.  Watch for yellow for sale sign.

General Description:  This nice tract of good farmland and grass came out of CRP in October of 2009.  The new buyer will be able to re-enroll up to approx. 75 acres back into the continuous CRP.  There is a domestic livestock well that has been drilled and cased with in the last 5 years, but never used, in the Southeast corner of this parcel.

Disclosures:  Seller Discloses the following information to the Broker and Broker discloses to all potential buyers that the seller is allowing 1/2 of his "Half Interest of ineral Right"  (1/4 Interest) to be sold with the land.  Seller is retaining 1/2 of sellers "Half Interest of Lease Rights"  On January 1, 2015 the sellers (Dan & Kristy Moser) shall transfer another 1/4 interest of the mineral and lease rights to the buyer on the tract of land legally described as South 1/2 of Section 23, Township 11, Range 35, Logan County, Kansas.  At that time the bueyr shall have a total of 1/2 interest in the Mineral and Lease rights to the land.
